Oakland não só teve a maior queda nos aluguéis do estado no ano passado – queda de 8,8% – como também foi a maior queda do país.
Isso não significa que os aluguéis em Oakland sejam baratos, pelo menos em escala nacional. Seus proprietários queriam US$ 1.793 por uma unidade de um quarto (16º maior aluguel entre as 100 cidades dos EUA) e US$ 2.153 por dois quartos (nº 17).

Os inquilinos foram vencedores nessas cidades da Califórnia…
São Diego: Aluguéis gerais caíram 3,8% no ano (nº 8 dos 100), com uma mediana cobrada de US$ 1.982 para unidades de 1 quarto (nº 11) e US$ 2.484 para unidades de 2 quartos (nº 7).
Chula Vista: Queda de 3,6% no ano (nº 9), com US$ 1.730 de 1 quarto (nº 17) e US$ 2.264 de 2 quartos (nº 15).
Praia Longa: Queda de 2,2% no ano (nº 24), com US$ 1.577 de 1 quarto (nº 22) e US$ 1.931 de 2 quartos (nº 21).
Los Angeles: 2% de desconto no ano (nº 26) com US$ 1.885 de 1 quarto (nº 15) e US$ 2.404 de 2 quartos (nº 12).
Beira-rio: Queda de 1,1% no ano (nº 36) com US$ 1.491 de 1 quarto (nº 26) e US$ 1.791 de 2 quartos (nº 25).
Santa Ana: Queda de 0,9% no ano (nº 39) com US$ 1.919 de 1 quarto (nº 14) e US$ 2.263 de 2 quartos (nº 16).
Fremont: Queda de 0,9% no ano (nº 39), com US$ 2.297 de 1 quarto (nº 8) e US$ 2.783 de 2 quartos (nº 5).
São Francisco: Queda de 0,5% no ano (nº 43) com US$ 2.752 de 1 quarto (nº 1) e US$ 3.262 de 2 quartos (nº 1).

Fresno: Os aluguéis em geral aumentaram 2,5% no ano (nº 86 para inquilinos entre 100), com US$ 1.082 para 1 quarto (nº 73) e US$ 1.335 para 2 quartos (nº 70).
São José: Aumento de 1,9% em um ano (nº 81), com US$ 2.503 de 1 quarto (nº 3) e US$ 2.969 de 2 quartos (nº 4).
Vale Moreno: Aumento de 1,5% em um ano (nº 74), com US$ 1.611 de 1 quarto (nº 21) e US$ 1.832 de 2 quartos (nº 23).
Anaheim: Aumento de 1,3% em um ano (nº 67), com US$ 1.969 de 1 quarto (nº 12) e US$ 2.429 de 2 quartos (nº 11).
Sacramento: Aumento de 1% em um ano (nº 63) com US$ 1.400 de 1 quarto (nº 37) e US$ 1.769 de 2 quartos (nº 27).
Santa Clarita: Aumento de 0,5% no ano (nº 57), com US$ 2.006 de 1 quarto (nº 10) e US$ 2.441 de 2 quartos (nº 9).
Irvine: Apartamento em um ano (nº 52) com US$ 2.553 de 1 quarto (nº 2) e US$ 3.130 de 2 quartos (nº 2).
Conclusão
Essas estatísticas sugerem que os locatários da Califórnia que buscam pechinchas podem encontrar negócios relativos em certas cidades. Uma onda de novos complexos de apartamentos abrindo criou competição entre proprietários para preencher unidades vazias.
Uma economia instável com desemprego elevado também está aliviando a demanda por aluguéis. Isso estimula os proprietários a cortar os aluguéis, oferecer outros incentivos ou aumentar os preços modestamente.
